Tips When Selling…  

The following are some pointers that will help you make your home more sellable – they don't cost much or take up much time, but they could be a determining factor to a prospective buyer.

•  Tidy Up… Get rid of all those things you have hoarded over the years but don't really need. They just clutter up the house. A garage sale is often a good idea. When it comes to cupboard space, less is more. If you can clean out your cupboards so there is less in them they look bigger – storage space is a very important selling feature. 

•  Lighten Up… Light, bright and airy houses sell well. Before an inspection open up the curtains and turn on the lights – let people see what they are buying. 

•  Fix Up… Every home has some faults and can often be the thin end of the wedge when a purchaser is negotiating to buy. We wouldn't ask you to renovate, but fixing the more obvious faults will put buyers at ease about the quality of the property so they can better justify the purchase. Fix the small things i.e. leaking gutters, missing skirting, the unfinished room, etc. 

•  Clean Up… The two major rooms for any house that buyers head for first are the kitchen and the bathroom. To give the best impression of your property, these two rooms should be spotless. Its amazing the dollars that a can of Ajax can add to a sale price. The other areas that add to the appeal of the house are clean windows and don't forget to sweep down all the cobwebs. The exterior of your house is what draws to initial impression and the first look. So make sure it is clean and tidy and free of unsightly garbage and fallen leaves. •  Freshen Up… Atmosphere is everything. The wrong smells in a house can send buyers running. Make sure that before an inspection and especially for an open house make sure you clear out any cooking odours, pet smells, cigarette smoke etc. Good odours make a house smell inviting and homely are coffee, home baked bread, fresh flowers, apple pie etc. 

•  Cut Up… If your garden is overgrown you are telling potential buyers that they are in for a lot of hard work. Cutting back your garden makes it look more attractive and often opens up the views that you forgot were there! 

•  Brew Up… Buying a house is a very personal and emotional experience, and to capture the most positive buyer, a few simple touches such as fresh cut flowers, freshly brewed coffee and a jar of home baked biscuits gives a warm homely feeling that can mean a lot to a potential buyer. 

•  Close Up… Once you have done the best you can it is then up to us to do our job.
